Matexi is the current leader on the Belgian residential real estate market with over 70 years of experience and expertise. Matexi wants to do this by not only looking at the project it works on but also by taking into account local requirements and specific needs of the neighbourhood.

As a neighbourhood developer, Matexi has already realized more than 35,000 homes and is currently active in more than 300 municipalities and 600 neighbourhoods. Some renowned large inner-city projects, among many others, of Matexi are the Antwerp Tower in Antwerp, Quartier Bleu in Hasselt, 4 Fonteinen in Vilvoorde, Leopold Views in Evere, Bétons Lemaire in Ottignies and Kolska in Warsaw.

Matexi posted revenues of 350 million EUR in 2017, selling 1,500 homes and apartments. Matexi currently has 350 highly qualified and dedicated employees and indirectly employs more than 3,000 people.

Within Matexi’s Project Centric approach, even more focus will go to its core activities: Acquisition, Development and Sales of profitable neighbourhood development projects. Therefore, Matexi is strengthening even more its local market presence to improve this focus on the core activities in its Business Pillar.

In order to further reinforce its Business Pillar, Matexi is currently looking for a: BUSINESS MANAGER REAL ESTATE region Brussels

You report directly to the Regional Business Director. As Business Manager, you are member of a region’s Management Team, jointly ensuring that Matexi’s strategy in this Region is successfully implemented.

Your Responsibilities
Your main responsibility is to manage the Acquisition, Development and Sales (Business Pillar) activities of your assigned Business Portfolio of projects in this Region. Together with the Regional Business Director, you combine findings and evaluate KPI-reporting, actuals, operational status as well as future outlook on your Business Portfolio’s projects. You are the first and foremost representative of Matexi, driving its success, image and reputation.

You define the appropriate approach by setting ambitious goals and targets and by taking into account the priorities set out in Matexi’s overall Business strategy, as well as in the Annual Plans and Multi-Year Business Plans at Regional level. You actively source your Business Portfolio’s market on profitable Acquisition opportunities, with a personal focus on further growing Matexi’s activities in neighbourhood development projects.

  • You manage on the performance of these projects through relevant milestones and KPI’s, according to Matexi’s Project Centric approach and joint-ownership principles, in close collaboration with the relevant Construction Leads (representing the Construction Pillar) and the relevant Finance & Administration Leads (representing the Finance & Administration Pillar) assigned to these projects. However, you animate the continuous interaction between these 3 Pillars and have the end-decision with regard to the accomplishment of your entire Business Portfolio of projects.

    You manage and report for all the project in your Business Portfolio the approval cycle to the Investment Committee. You continuously supervise and monitor the feasibility, relevancy, quality and evolution of your Business Portfolio projects’ files (submitted and approved).

    You manage a team of Project Developers and Sales Consultants. As first line HR-responsibility you use the correct application of performance, recruitment, talent, reward and knowledge management for your team, in close collaboration with the assigned HR Business Partner. You ensure that your team works according to Matexi’s framework (methodology, process, system) and its Project Centric approach and principles of joint-ownership for the Business Pillar.

    Together with your team, you hold the responsibility on customer satisfaction in relation to the quality of guidance and service during the sales process for all projects in your Business Portfolio.

    Your Profile
    • You hold a Master’s Degree in Civil Engineering, Commercial Engineering (or similar through experience). You have at least 10 years of experience, of which a major part at management level with a large project development, construction or engineering company.
    Similar experience in organisations with large and long-running investment projects where complex regulation and public-private relationships play an important role, is also very valuable.
    • You have a strong entrepreneurial spirit that corresponds to the requirements of the Matexi framework, based on your structured, analytical and organised way of working.
    • Your outspoken commercial drive is combined with strong relation and network building skills, enabling you to inspire confidence and enthusiasm within people, so that Matexi is top-of-mind as preferred partner.
    • Your positive go-get attitude for results is supported by a profound sense of responsibility, through personal engagement.
    • You are a hands-on people manager, who brings teams and individuals to a higher level of performance, through your straightforward and clear communication.
    • You are fluent in Dutch, French and English
